Commercial: Completion of NE Prescott

Last June we wrote about a commercial project born of love and labor.

It was a major remodel on a 1924 grocery-turned-upholstery shop that was being transformed for use as a studio for vintage poster restoration studio called The Affiche Studios. SBaird Design was hired as consultants by the owner/client, Jason Leonard, who knew the general design direction of the project but needed a bit of professional guidance and collaborative input.

Well, Jason is all moved and settled in. The space has also taken on the role of gallery and event space, Archipelago Portland, its grand opening set for next weekend, Jan 25th. We are so proud of this project, all the hard work that Jason put into it and to watch the design contributions we had the pleasure to make become realized.

It is always amazing to see a project through from start to completion. This project has spanned all of 2014 and we are so thrilled that its one of the first milestones to see reached for 2015.

Well done team, well done.

It is incredibly rare as designers that we have had such a talented client document the renovations for us. With Jason’s permission, we have featured some of his gorgeous Instagram photos from this project, but we highly recommend you check out more photos by searching #archipelagopdx.

Remodel: Finishes consult

A repeat design client contacted SBaird Design to assist in choosing final finishes, lighting placement and paint selections for a remodel in the hills off of SW Broadway. The remodeling contractor was a pleasure to work with and needed a cost effective solution with quick turn around time for design services, so that he could get the home ready for market.

A skylight was placed above the future vanity sink. Choosing good overhead lighting posed a challenge that the contractor wanted SBaird Design to resolve.

The new tub/shower combo in the master bath will be built to follow the roof profile of the home. A rain shower and handheld unit will make it a luxurious sanctuary.

Material samples the contractor already had and wanted to work into the design.

SBaird Design came up with a neutral palette that would appeal to many potential homeowners looking to buy in that location.

Commercial : NE Prescott

This is a project that has been born of love and labor.

A commercial real estate transaction I managed for a client then transformed into a design consulting job. The space, a former grocers-turned-upholstery shop is getting a new use as a workshop for vintage poster restoration. Structural work, mechanical, as well as finishes and design all had to be thought out. The owner/client has a good aesthetic and knew the general direction in which he wanted the building to go. SBaird Design was hired to help refine ideas, give lighting advice and consulting on finishes and space planning.

The project is almost complete. Here are some images from our site visits with the client.

Visit in the beginning of June:

care was taken to preserve the original terrazzo inlay. the number 1073 was the building’s historic address.

when the ceiling was removed, care was taken to preserve the original roof structure. the decision was made to keep the wood exposed and have it sandblasted to remove old dirt and grime. the natural wood adds lots of warmth to the space.

Interesting ideas for lighting

I love this interesting idea for lighting: books strung on simple, dropped pendants with bulbs.

(at McNally Jackson Books in New York)

A similar idea: the book light by Studio MS:
